Real estate debt fund · Accredited investors only
Elevate Lending is a private debt fund that makes short-term loans to real estate investors across the United States, secured primarily by first-lien positions on the property.
The strategy
The fund lends to real estate investors who need fast, short-term capital to buy, renovate or refinance property. Every loan is secured by real estate, and borrowers pay interest monthly. That interest funds investor distributions.
We focus on first-position loans, so the fund is first in line to be repaid from the property.
We aim to lend no more than 70% of a property's value, leaving the borrower's equity as a cushion beneath the loan.
Loans typically run around 12 months, so capital is repaid and redeployed regularly.
We lend across the U.S. rather than in one market, so the portfolio isn't tied to a single local economy.
How your capital works
Your capital goes into the fund, not into a single property.

With a single note, your return depends on one borrower and one property. The fund spreads your investment across a pool of loans, and our team handles underwriting, servicing and collections.
The fund can foreclose on the property securing the loan, then sell, rent or refinance it to recover capital.
Investments have a 12-month minimum hold. After that, you can request a withdrawal with advance written notice, and it's paid out in stages. The PPM explains the full withdrawal terms.
